Needless to prove how complicated and long lasting is the process being aimed at re-privatisation of Warsaw properties. Generally the process consists of two stages. The first stage is obtaining the decision stating that nationalization of the property was unlawful while the second stage means its legal and effective repossession, and in case of inability to return it to nature, obtaining the appropriate compensation. The key issue in effectiveness of re-privatising actions is starting the legal administrative proceeding as soon as possible what even prevents The City Hall of Warsaw from disposing of dwelling premises. Start of legal administrative proceeding must usually be preceded by conducting the inheritance proceedings.
Liquidation of the effects of the decree does not end with repossession of the property. Granting the right of perpetual usufruct and taking over the real estate arouses consecutive problems: settling of expenditures with the Warsaw City, applying for return of rents unfairly taken by Administration of Council Houses, collection of overdue rents, eviction of tenants.
